This role is perfect for a Lease Advisory Surveyor looking to become an Asset Manager in a active investment firm.

An exciting opportunity has arisen for an experienced Commercial Asset Manager to join a dynamic property team managing a diverse portfolio of commercial assets. This role offers the chance to take ownership of key lease events financial oversight and compliance responsibilities within a fast-paced and collaborative environment

Role Overview

You will be responsible for managing tenant lease events including rent reviews break clauses and expiries. You will liaise with letting agents to minimise vacancy periods and negotiate Heads of Terms with prospective tenants. The role requires a strong understanding of commercial lease structures and the ability to interpret legal documents with accuracy

You will oversee property data integrity ensuring lease service charge and insurance records are maintained to a high standard. You will investigate rent statement discrepancies manage insurance renewals and claims and ensure recoverable costs are billed appropriately. The role also involves handling legal proceedings including county court claims and post-judgment recovery

Compliance is a key aspect of this role including statutory audits and health and safety obligations at the building level. You will manage service charge budgets and reconciliations oversee Section 20 procedures and ensure effective communication with tenants regarding major works and projects

Candidate Profile

We are looking for a professional with at least five years of experience in a comparable commercial property role. You should have a comprehensive understanding of relevant legislation strong financial acumen and excellent attention to detail. The ability to prioritise manage deadlines and work independently is essential

Strong communication and negotiation skills are required along with sound judgment and accountability to senior management. Experience with Qube property management software is preferred but not essential
