Overview
- You will support the delivery of multiple internal fire remediation projects across a well-known developer’s residential portfolio in London.
- Following recent appointments, the organisation is expanding its team to manage an increasing number of fire remediation schemes, with five new projects expected to commence in February. This role will operate as a crucial full‑time equivalent resource within the fire remediation programme and will work closely with the existing team of senior project managers.
- The position focuses on post‑contract delivery of internal fire safety works, operating under JCT contracts and within Higher Risk Buildings (HRBs). Experience with HRBs is preferred but not essential.
Project Manager Responsibilities
Project & Programme Delivery
- Lead post‑contract project delivery for internal fire remediation schemes (no cladding/external works).
- Oversee compartmentation works including:
- Fire doors
- Fire stopping
- Risers
- Letterboxes above flat entrance doors
- General internal passive fire protection works
Contract Administration (JCT)
- Act as Contract Administrator under the JCT Standard Building Contract.
- Issue instructions, manage change control and contractual communications.
- Monitor contractor performance and programme progress (approx. 46‑week site programmes).
- Prepare monthly progress reports and administer project controls.
- Manage practical completion, handover, and close‑out documentation.
Stakeholder & Team Coordination
- Work closely with the appointed contractor and design team (already in place for the first scheme).
- Liaise with internal Academy Consulting PMs, client representatives, and regulatory bodies.
- Support multiple schemes across Stratford, Hackney, and wider East London.
Project Manager Applicant Essentials
Essential
- Senior‑level Project Management experience in construction.
- Strong understanding of fire remediation, passive fire protection, or similar safety‑critical building work.
- Proven JCT contract administration expertise.
- Experience delivering projects at RIBA Stage 5 (construction) through to handover.
- Ability to manage "bitty" or fragmented work packages with varied scopes under £1m.
Preferred
- Experience working on Higher Risk Buildings (HRBs).
- Background from either:
- Public sector (e.g. housing associations, local authorities), or
- Private residential developers / consultancies
— both are acceptable.
- Strong stakeholder management and reporting skills.
