Repairs Surveyor – Overview

• Conduct pre‑inspections, works‑in‑progress and post‑works inspections specifically relating to damp, mould, leaks, structural deterioration, and ventilation performance.
• Investigate environmental, structural or mechanical causes of persistent damp or mould.
• Prepare detailed damp & mould reports, specifications and costings.
• Ensure contractor works are compliant with Schedule of Rates and damp remediation best practice.
• Produce comprehensive responses to damp‑related complaints and housing condition concerns.
• Participate in out‑of‑hours rota to ensure urgent hazards (e.g., water ingress, severe mould growth) are assessed promptly.
• Follow health & safety policies with emphasis on hazards related to mould exposure, water damage, and structural deterioration.
• Undertake stock condition surveys with a focus on moisture, insulation, ventilation and risk‑hotspot identification.

Damp & Mould Investigation & Diagnosis

• Carry out detailed inspections of homes to identify causes of damp, mould and condensation, including structural, building fabric, ventilation, design and lifestyle‑related factors.
• Use HHSRS principles to assess hazards, determine severity and prioritise interventions.
• Prepare clear, accurate technical reports outlining root causes, recommended actions and timescales.
• Ensure urgent hazards are escalated and acted on within required regulatory timeframes.

Remedial Works Specification & Quality Assurance

• Prepare detailed works specifications, method statements and cost estimates for damp and mould remediation.
• Ensure solutions address underlying issues, not just symptoms, and meet best‑practice building safety and ventilation standards.
• Carry out post‑inspections to confirm quality, compliance and completed works meet expected outcomes.
• Ensure robust record‑keeping, including photographic evidence and updates to asset databases.

Resident Support & Communication

• Provide clear, empathetic communication to residents about findings, next steps, and what works will involve.
• Offer practical advice on ventilation, heating use and moisture management where appropriate.
• Work sensitively with vulnerable residents, escalating welfare or safeguarding concerns as required.
• Contribute fully to the resolution of customer complaints relating to damp, mould or poor housing conditions.

Contractor Management & Service Provider Oversight

• Manage contractors delivering damp & mould interventions, ensuring high‑quality workmanship, value for money and adherence to specifications.
• Validate work orders, variations and completed works prior to approval.
• Ensure contractors follow health and safety requirements, including correct PPE, safe removal of contaminated materials and appropriate risk assessments.
