Quantity Surveyor – Basics

Job Title: Quantity Surveyor
Day Rate: £500 per day (Umbrella)
Location: Essex
Contract Length: 6–12 months (with a possible extension)
Start Date: As soon as possible
IR35: Inside IR35

Quantity Surveyor – Overview

  • You will play a central role in pre‑contract work, contract administration, cost management, reporting, and supporting successful project delivery from inception through to final account.
  • You’ll work closely with pre‑construction, procurement, design teams and external stakeholders, helping shape, manage, and monitor a variety of works including major refurbishment projects and routine maintenance.

Quantity Surveyor – Key Responsibilities

Pre‑Contract

  • Prepare early cost estimates for proposed works and total project costs, including major refurbishments (envelope & internal works), routine maintenance, and building compliance.
  • Monitor design development and update cost plans at key stages.
  • Work closely with the pre‑contract team to identify and quantify risks.
  • Support procurement strategy and preparation of contract documentation for tender.
  • Assist with tender documentation and lead on management of the tender process.
  • Attend internal and external stakeholder meetings (including occasional after‑hours meetings).

Construction Stage

  • Contribute to pre‑start meetings and carry out due diligence and compliance checks prior to commencement.
  • Review project issues, risks, and opportunities monthly.
  • Produce accurate monthly financial reports for senior leadership.
  • Manage and present high volumes of cost data effectively.
  • Present financial updates to internal and external stakeholders.
  • Chair meetings and produce accurate minutes.
  • Attend additional stakeholder meetings as required (including occasional after‑hours meetings).

Project Close

  • Award Practical Completion when achieved.
  • Settle final accounts.
  • Manage the defects period and any arising issues.
  • Ensure all close‑out documentation is collected — including test certificates, O&M manuals, warranties, and “Golden Thread” information.

Quantity Surveyor – Applicant Essentials

  • Professionally qualified in a relevant field.
  • MRICS/Chartered status is preferred.
  • Demonstrable experience as a Quantity Surveyor, Employers Agent, or Contract Administrator.
  • Strong experience preparing and managing JCT Contracts.
  • Ability to manage large volumes of financial data and produce accurate, insightful reports.
  • Comfortable collaborating with multiple stakeholders across design, procurement, and delivery functions.

Skills & Competencies

  • Strong cost management and analytical skills.
  • Skilled in risk identification and quantification.
  • Excellent communication and stakeholder engagement abilities.
  • Comfortable chairing meetings and producing concise minutes.
  • Confident presenting financial information to senior teams and project partners.
  • Highly organised, diligent, and detail‑driven.

Knowledge

  • Thorough understanding of JCT forms of contract.
  • Knowledge of refurbishment, asset improvement, and compliance‑related construction works.
  • Familiarity with procurement processes and tender management.
  • Understanding of contract administration duties throughout full project lifecycle.
