- Job Title: Clerk of Works
- Day Rate: £350 per day (Umbrella)
- Location: Essex
- Contract Length: 12 months

Clerk of Works – Overview
- This role provides independent quality assurance, compliance monitoring and technical inspection support across a large programme of residential refurbishment and fire‑safety related works.
- Working within the extensive capital investment programme, the Clerk of Works will ensure all works are delivered safely, compliantly and in line with contract documentation, Building Regulations and fire safety standards.
- Regular on‑site inspection is essential, with a minimum presence required of three days per week to support high‑quality delivery.
Clerk of Works – Key Responsibilities
Site Inspection & Compliance
- Undertake regular inspections of refurbishment and fire‑related safety works.
- Verify compliance with drawings, specifications, Building Regulations and fire safety standards.
- Monitor works such as fire stopping, compartmentation and life‑safety installations.
- Review contractor RAMS, sequencing and resident protection measures.
Quality Assurance & Reporting
- Maintain detailed inspection records, photographs and evidence logs.
- Identify defects, non‑conformances and quality risks, escalating issues promptly.
- Produce structured technical reports and ensure audit‑ready documentation.
- Support Project Managers with technical advice and highlight programme risks.
Stakeholder Engagement
- Attend site and progress meetings, providing technical input.
- Liaise with Resident Liaison Officers regarding resident queries or concerns.
- Contribute to lessons‑learned discussions and continuous improvement processes.
- Assist with position statements and technical requirements when required.
Clerk of Works – Applicant Essentials
- Strong understanding of building construction practices.
- Experience working on occupied residential refurbishment projects.
- Knowledge of fire safety, compartmentation and Building Regulations.
- Ability to produce accurate, structured and evidence‑based technical reports.
- Comfortable carrying out physical inspections, including the use of ladders and inspection equipment.
Skills & Competencies
- Excellent technical inspection and diagnostic skills.
- Strong attention to detail with a proactive approach to identifying defects.
- Effective communication and stakeholder engagement abilities.
- Highly organised with strong record‑keeping and reporting standards.
- Able to confidently provide technical advice in meetings and site environments.
Knowledge
- Building Regulations and relevant British Standards.
- Fire safety standards including compartmentation and life‑safety installations.
- Residential refurbishment methodologies and best practice.
- Understanding of compliance requirements and audit‑ready documentation.
