Contract Manager (Repairs & Maintenance) – Basics
Role: Contract Manager – Repairs & Property Maintenance
Rate: £500 per day (umbrella)
Location: Essex
Contract Length: 6 months (initial)
Working Arrangements: 2–3 days per week in the office
Contract Manager (Repairs & Maintenance) – Overview
- You will be supporting the Repairs and Property Maintenance Services team on a 6‑month temporary basis.
- This role is central to the delivery, oversight, and demobilisation of the current repairs and maintenance contract, delivered by a Tier 1 contractor.
Contract Manager (Repairs & Maintenance) – Key Responsibilities
Service & Contract Management
- Lead the day‑to‑day management of repairs and property maintenance services delivered by Morgan Sindall Property Services.
- Oversee the effective demobilisation of the existing contract, ensuring continuity, quality, and compliance throughout.
- Manage the repairs and property management division to ensure efficient service delivery.
Leadership & Budget Oversight
- Supervise staff and oversee budgetary control within the service area.
- Provide strategic and operational advice to the Assistant Director, Housing Committee, Working Parties, and Members.
- Attend relevant meetings to present reports, updates, and professional recommendations.
Performance, Quality & Reporting
- Produce periodic updates on service quality, performance, and financial status.
- Support the handling of complaints, member enquiries, MP enquiries, and ombudsman cases, ensuring prompt and accurate resolution.
- Assist with compliance activities and ensure regulatory expectations are met across all service areas.
General Duties
- Undertake any tasks appropriate to the grade and responsibilities of the post to support the smooth running of the service.

Essential
- Proven experience in contract management (client‑side or contractor‑side).
- Strong negotiation skills with the ability to influence and challenge effectively.
- Excellent communication, literacy, and numeracy skills.
Desirable
- Professional housing qualification.
- Substantial experience in senior‑level housing management.
- Strong understanding of housing legislation.
- Experience developing and operating tenders.
- Experience negotiating with Trade Unions.
