Damp and Mould Manager
- You will be working as an Interim Damp and Mould Manager for an RP in Essex.
- You will be providing leadership and to a high-performing team responsible for the effective, compliant, and customer-focused delivery of damp, mould and condensation activities. This is achieved by ensuring works are delivered to cost, quality, and time, thereby minimising asset risk, maximising resident satisfaction and adherence to Social Housing (Regulation) Act 2023.
- £400–£450 per day (Inside IR35).
- Initial 6–Month Contract.
- Temporary, Full-time.
- On-site 2–3 days per week.
Damp and Mould Manager Responsibilities
- Responsible for managing direct reports (e.g., Surveyors, Healthy Homes Advisors), effectively allocating workload, and managing day-to-day operations to ensure optimal resource deployment.
- Promote a culture of high performance and accountability by setting and monitoring objectives, conducting regular 1-to-1s and annual appraisals, and holding constructive performance conversations. Further, support the professional development of the team, especially concerning technical and Building Safety standards, by identifying competency gaps and enabling targeted training to maintain the required standards.
- Provide a leadership role regarding the investigation and diagnosis of complex defects, ensuring root cause analysis is performed to differentiate between condensation and structural issues. In compliance with Awaab’s Law and related housing regulation, ensure clear written reports are produced for residents within the statutory 48-hour post-investigation deadline, followed by the prompt specification of effective remedial works.
- Provide frontline operational control over core DMC processes. This requires leading the day-to-day management of specific processes, ensuring the continuous achievement of key performance indicators (KPIs) such as inspection/diagnosis, report generation, works and overall quality targets.
- Ensure rigorous pre- and post-inspections of DMC cases repairs are conducted and appropriately recorded. This supervision must ensure adherence to the DMC policy, procedure and contractual requirements of term contractors.
- Oversee the implementation and delivery of the DMC Action Plan adopting an evidenced based approach to completion.
- To oversee the operational management of external contractors responsible for DMC related activity. This includes the rigorous monitoring of contractor performance against contractual KPIs and contract documents.
- To manage and control the designated related budget. This includes scrutinising and authorising contractor invoices, managing contract variations, and processing applications for payment. This must deliver value for money and strict adherence to financial regulations.

Damp and Mould Manager Applicant Essentials
- Minimum three years of experience supervising or managing a frontline maintenance/construction team, including contractors and technical staff.
- Proven track record of monitoring and improving team and contractor performance against stringent KPIs, including robust use of performance management tools.
- Formal technical qualification (HNC/HND, Level 3 vocational qualification, or equivalent) in Building, Surveying, or Construction Management.
- Expert working knowledge of relevant UK housing legislation, including the HHSRS, Decent Homes Standard, and the strict requirements of Awaab's Law/Damp & Mould management.
- Recognised Health & Safety qualification or demonstrable in-depth knowledge of H&S law and procedures (e.g., risk assessment, method statements, CDM 2015 duties).
