Repairs Contract Manager
- You will be working as an Interim and Repairs Contract Manager for an RP in Essex.
- You will be provide administrative and contract support to the Repairs and Maintenance team, ensuring the effective delivery of responsive repairs, voids, and planned maintenance works. The postholder will liaise with contractors, tenants, and internal teams to ensure works are completed on time, within budget, and to the required standard.
- £400–£450 per day (Inside IR35).
- Initial 6–Month Contract.
- Temporary, Full-time.
- On-site 2–3 days per week.
Repairs Contract Manager Responsibilities
- Provide a leadership role regarding the operation and adherence to contract requirements specified within the agreement.
- To ensure all systems are accurate and transactional requirements are up to date and reflect the contract and service requirements.
- Ensure rigorous pre- and post-inspections of repairs and voids are conducted and appropriately recorded. This supervision must ensure adherence to the relevant policy and procedures and contractual requirements of term contractors.
- Oversee the implementation and delivery of the Service Improvement Plan adopting an evidenced based approach to completion.
- Oversee the operational management of external contractors responsible for repairs related activity. This includes the rigorous monitoring of contractor performance against contractual KPIs and contract documents.
- Manage and control the designated related budget. This includes scrutinising and authorising contractor invoices, managing contract variations, and processing applications for payment. This must deliver value for money and strict adherence to financial regulations.
- Ensure strict compliance with all Health and Safety procedures, including the Construction Design and Management (CDM) Regulations and organizational Asbestos protocols, for all staff and contractors working on site.
- Mange, where appropriate, the Difficult Access & Enforcement procedure. This will include the preparation of clear evidence for legal action (e.g., injunctions) and represent the organization in court if required to secure access, thereby mitigating organisational compliance risk related to 100% safety compliance.
Repairs Contract Manager Applicant Essentials
- Minimum three years of experience supervising or managing a frontline maintenance/construction team, including contractors and technical staff.
- Proven track record of monitoring and improving team and contractor performance against stringent KPIs, including robust use of performance management tools.
- Experience managing services across both responsive repairs and voids and supporting capital works programs.
- Knowledge and Qualifications Formal technical qualification (HNC/HND, Level 3 vocational qualification, or equivalent) in Building, Surveying, or Construction Management.
- Expert working knowledge of relevant UK housing legislation, including the HHSRS, Decent Homes Standard, and the strict requirements of Awaab's Law/Damp & Mould management.
- Recognised Health & Safety qualification or demonstrable in-depth knowledge of H&S law and procedures (e.g., risk assessment, method statements, CDM 2015 duties
