About the Role
You will lead the day‑to‑day management and strategic growth of a diverse commercial property portfolio spanning:
Multi-let central London office buildings
Trade parks
High street retail
Selected on‑airport premises
You will be the primary point of contact for clients, drive asset performance, and deliver high‑quality professional advice across landlord and tenant matters.
Maintain strong client relationships while also identifying new opportunities for instruction and firm growth.
The Team You’ll Join
Lead the property management arm, supported by a dedicated part‑time property & facilities manager and a long-standing client accountant.
On the advisory and asset management side, you will work alongside experienced surveyors who value collaboration, openness and shared commercial thinking.
You will also collaborate closely with the wider professional team on landlord & tenant, asset management and advisory work
Key Responsibilities
Your core responsibilities will include:
- Managing a varied commercial property portfolio (office, industrial, retail, mixed-use)
- Acting as day-to-day point of contact for landlord and occupier clients
- Providing out-of-hours on-call support
- Preparing Service Charge Code–compliant budgets and reconciliations (alongside the client accountant)
- Handling rent reviews and lease renewals for both landlords and tenants
- Undertaking lease advisory work: regears, variations, assignments, surrenders
- Preparing market appraisals, rental valuations and asset management advice
- Instructing and managing solicitors, agents and other professional advisers
- Supporting business development through client service, repeat work and referrals
- Ensuring alignment with RICS professional standards and firm policies
Role Requirements
- MRICS Chartered Surveyor
- Strong commercial property background, ideally within general practice
- Proven experience managing commercial portfolios
- Solid understanding of landlord & tenant legislation, valuation principles and the RICS Service Charge Code
- Confident communicator with strong client‑facing skills
- Ability to work independently and manage competing deadlines
- Commercial awareness and a proactive, solution‑driven approach
- High professional and ethical standards
- Willingness to undertake occasional overnight travel
