Chief Financial Officer (Fractional)

I am recruiting on behalf of a pioneering UK hotel developer and hospitality real estate group that is entering a significant phase of expansion. The organisation operates a rapidly growing portfolio of hotels who specialise in operating sustainable developments and assets.

The group is preparing for their next capital raise to fund upcoming developments and joint ventures, and is seeking a Fractional CFO with deep expertise in debt capital, institutional fundraising, and asset‑heavy development finance.

B‑Corp certified and maintains a culture that embraces innovation, proactivity, and responsible growth, the business has a strong development pipeline and is now enhancing its financial leadership as it scales both operationally and through strategic partnerships.

The leadership team is forward‑thinking, commercially driven, and looking for a strategic financial partner to support them as the business scales rapidly.

Key Responsibilities

Strategic Finance & Planning

• Lead long‑term financial strategy across development, operations, and JV entities.
• Build, refine, and stress‑test financial models for the development pipeline and operating platform.
• Advise on capital structure optimisation, debt strategy, and financial risk mitigation.

Capital Raising – Debt & Institutional Capital

• Lead in the next capital, including senior development debt, construction financing, mezzanine solutions, and JV equity.
• Prepare investor materials, lender packs, data rooms, IMs, and financial narratives.
• Engage with banks, private credit funds, institutional real‑estate investors, and strategic partners.

Development Finance & Joint Ventures

• Provide financial oversight for live and upcoming hotel developments.
• Oversee JV arrangements, including governance, capital calls, reporting, and waterfall structures.
• Support negotiation and structuring of new JV partnerships.

Financial Leadership

• Strengthen financial controls, processes, and reporting as the business prepares for scale.
• Mentor and guide the internal finance team as required.
• Present financial insights to senior leadership, boards, and external stakeholders.

You will excel in this role if you bring:

• Experience as CFO, Finance Director, or Capital Markets leader within hospitality real estate, hotel development, or other asset‑heavy sectors.
• Strong track record in raising institutional debt and managing complex capital structures.
• Experience working with multi‑entity and JV structures.
• Ability to operate strategically while remaining hands‑on in a lean, entrepreneurial environment.
• Availability for a fractional commitment (approximately 2 days per week)
