Qualifications needed for a job in property development
To move into the best jobs in property development, candidates need to be educated to undergraduate degree level (or equivalent) in a development/ regeneration-related subjects, such as; Property Development, Land Management, Architecture, Building Services Engineering, and in many cases, Law. By extension, to secure a more senior role in the industry, companies will be looking for a relevant experience of at least 3 – 5 years.
Candidates with a Master’s Degree in a development/regeneration related subject, as well as professional qualifications, such as; MRICS, MRTPI, RIBA and MAPM will certainly have an advantage, with qualifications such as CSCS, SMSTS, and First Aid benefiting a candidate when the role requires site attendance.
Director/Head of Service
A Director/Head of Service is typically a 360 role, reporting directly to the Executive Management Team or Board. Someone in this role is expected to set the strategic direction and manage the development team, whilst overseeing the entire process.
Depending on the type, size, and geographical location of the organisation, the Director/Head of Service could potentially lead on all disciplines (i.e. Land/New Business, Development & Regeneration) or could simply lead on one.
Director: £90,000 – £100,000 pa / £750 – £1000 pd
Head of Service: £75,000 – £85,000 pa / £550 – £700 pd
A Development Manager typically progresses sites from post-acquisition through to post-planning, with the expectation to optimise a site as much as possible to ensure the most valuable outcome.
They are responsible for appointing a multi-disciplinary and professional team, such as Architects, Quantity Surveyors, Planning Consultants etc. to ensure that when they submit for planning, all of their calculations, design and initial feasibility work is accurate, to give them the best possible chance of achieving planning approval.
A Regeneration manager will have the same/similar duties, however more often than not, the land or asset will already be owned/occupied, and therefore the additional responsibility of resident consultation comes into play.
Salary: £60,000 – £70,000 pa / £400 – £600 pd
Land/New Business Manager
A Land/New Business Manager is typically responsible for the identification and acquisition of existing or new development sites, as well as forming Joint Venture’s. They are well-connected individuals with access to those within Local Authorities, Land Owners, Investors and Developers to source, ideally, ‘off-market sites’ or development opportunities.
The potential acquisition of a site or Joint Venture will take place once the financial appraisal has been undertaken in order to understand the site/ project's viability.
Salary: £60,000 – £70,000 pa / £400 – £500 pd
Development and Regeneration Project Manager
A Project Manager is typically tasked with the successful ‘delivery’ of a project, therefore attending regular site visits and carrying out surveys, in order to identify any risks to the project being delivered on time and within budget.
Salary: £45,000 – £55,000 pa / £300 – £400 pd
